В 2015 году инвестиции в российскую недвижимость упали на 38%
Суммарный объем инвестиций в российскую недвижимость в 2015 году составил $2,3 млрд, подсчитали в международной брокерской компании JLL. Это на 38% меньше, чем в прошлом году. Результат стал антирекордом за последние десять лет, утверждают в JLL: в последний раз инвесторы меньше вкладывали в недвижимость в 2005 году, когда объем инвестиций составлял $0,8 млрд.
Активнее всего в прошедшем году инвесторы уходили с региональных рынков, следует из материалов JLL. Если в 2014 году доля Москвы в объеме инвестиционных сделок составляла 78%, то после оттока инвесторов из провинции доля столицы увеличилась до 92%. На объекты в Санкт-Петербурге инвесторы потратили $61 млн против $364 млн годом ранее — в результате доля этого города снизилась с 10% до 4%.

В условиях международных санкций в отношении российской экономики доля иностранных инвесторов уменьшилась с 25% до 20%, подсчитали в JLL. «Иностранные игроки вели себя осторожно, — объяснил региональный директор отдела финансовых рынков и инвестиций JLL Евгений Семенов. — Для закрытия сделок рынку будет необходима стабильность рубля и цены на нефть».
В 2016 году аналитики спрогнозировали оживление рынка и рост инвестиций в российскую недвижимость до $4 млрд. «Для международных игроков, ориентированных на среднесрочную и долгосрочную перспективу, текущий период предоставляет интересные возможности для выхода на рынок», — считает Евгений Семенов.
