Снизившиеся цены на вторичное жилье в Подмосковье вернули покупателей в этот сегмент, сообщает риелторская компания «Мегаполис-Сервис». По данным агентства, в октябре 2015 года общее количество объектов, находящихся на рынке, упало на 0,6% по сравнению с сентябрем. При этом количество объектов, которые впервые вышли на рынок, превзошло результаты сентября на 8,6%. За последний месяц уровень спроса вырос на 12,3%, вернувшись на уровень сентября-октября прошлого года.
В результате повысившийся спрос на вторичные квартиры в Московской области привел к вымыванию объектов с рынка — покупатели раскупают жилье быстрее, чем новые лоты выходят в продажу. «В значительной мере на это повлиял отложенный спрос, который формировался последние полгода, — объяснил президент компании «Мегаполис-Сервис» Сергей Власенко. – Еще одним важным фактором стала ситуация на валютном рынке. Практически весь октябрь доллар дешевел по отношению к рублю. [Американская валюта] вернула свои позиции лишь в конце месяца. Когда рубль падает по отношению к основным валютам, продавцы недвижимости пытаются закладывать в цену свои издержки. И напротив — когда рубль дорожает, они более охотно предоставляют скидки».

Падение курса рубля стало одной из причин снижения цен на вторичное жилье в Подмосковье: по итогам октября квартиры здесь подешевели на 1,43% по отношению к сентябрю. Средневзвешенная цена 1 кв. м на вторичном рынке Московской области составила 78 203 руб. — это на 1122 руб. меньше, чем в сентябре. При этом стоимость 1 кв. м все равно на 3 тыс. руб. превышает показатели июля 2015 года.
Одновременно с ростом востребованности вторичного жилья в Подмосковье снизилась популярность ипотеки. Если в сентябре с помощью заемных средств было куплено почти 30% квартир на вторичном рынке, то к октябрю доля таких сделок уменьшилась до 27%, указывает «Мегаполис-Сервис».
